Our team is highly motivated, hands-on and dedicated to providing the highest quality service and expertise within multifamily property management.


Our veteran Executive Team has an average of 20 years of property management experience and worked for firms such as: Aimco, Lightstone Group, Equity Residential, Colonial Management Group and Pegasus Residential.


Under the direction of our Executive Leadership, the Senior Management Team are proactive and spend their time walking and monitoring their properties daily. They are readily available to the on-site management teams with a hands-on approach. The Senior Team Members each have a minimum of 10 years of multi-family management experience.


Nathan Weldler
President

Nathan Weldler is a strong leader and executive with more than twenty-five years of successful operational and executive experience for both publicly traded and privately held companies. He is skilled in all aspects of property management, asset management, sales and marketing, reorganization, building corporate structure, integrating technological strategies, acquisitions and dispositions. Nathan’s experience and his extensive technical and systems expertise bring a unique combination which allows him to utilize software solutions to implement organizational accountability throughout the company.


Nathan is one of the founding principals of Elon Property Management. Elon currently manages over 15,000 units in multiple states. Since joining Elon, Mr. Weldler has been responsible for property management, strategic and operational decision making, asset management and real estate investment activities. He is also responsible for its overall corporate strategy. Through Nathan’s effective strategic planning, well spent capital investments, and property management skills, Elon’s revenues have increased by over 12% in just two years.


From 2008 to 2011, Mr. Weldler served as Co-President of Empirian Property Management. He oversaw the management of over 40,000 multi-family units in more than twenty states.


From 2003 to 2008, Nathan held several Executive Positions with The Lightstone Group, including Executive Vice President of Property Management, with a portfolio of over 20,000 multi-family units. Nathan was part of the team which raised more than 90 million dollars for the publicly traded Lightstone REIT.


Nathan was Senior Vice President for five years at Comverge Technologies, a subsidiary of the publicly traded company, DSSI. During his tenure at the Company, he helped position it to go public.


Nathan takes an active role in his community and volunteers his time for worthy causes. Nathan holds a Bachelor’s Degree from CUNY in Economics and Computers.

Sam Moerman
President

Sam Moerman is an accomplished leader with more than twenty years of real estate executive management experience with multi-family, retail and commercial properties. He is well-versed in all aspects of property management, asset management, sales and marketing, restructuring, acquisitions and dispositions. Sam’s exuberant personality is reflected in his strong rapport with his employees, his leadership style and ability to motivate.


In December 2011, Mr. Moerman co-founded Elon Property Management and currently serves as President and one of its principals, managing more than 15,000 multi-family units in 11 states. In his role as president at Elon Property Management, Mr. Moerman provides strategic direction for Elon, oversees all capital investments, and ensures all properties achieve maximum performance. Mr. Moerman is also heavily involved in real estate acquisitions and due diligence.


Prior to joining Elon, Sam was the Co-President of Empirian Property Management from 2008 through 2011. During his tenure at Empirian, Sam oversaw all aspects of the management of more than 40,000 multi-family units. The properties were located in diverse markets in the United States.


Sam served as Vice President from 1997 until 2008 at The Lightstone Group. Mr. Moerman was part of a core team that grew the management company from 1300 multi-family units into one of the largest privately held real estate companies in the United States.


Prior to joining The Lightstone Group, Mr. Moerman served as Chief Operating Officer for a web-based communications company. During his time at the company, Sam was instrumental in the exponential growth of the Company and positioned it for a profitable sale.


Sam is a twenty year veteran EMT volunteer and is an active and respected member of his community. He holds a Bachelor’s and Master’s Degrees from BMG.


Warren Sander
Executive Vice President-Southeast and Indiana Regions

Warren is responsible for operations at Elon Property Management’s Southeast and Indiana Regions, which consists of 5,500 units in the states of Indiana, Georgia, Tennessee and Kentucky. He joined Elon as Executive Vice President at the formation of the organization. Warren is experienced in all facets of property management within the multi-family sector including tax credits and section-8 programs.


Prior to joining Elon, Mr. Sander held a similar position with Empirian Property Management. In previous positions, Warren worked as the Southeast Vice President at Colonial Properties Trust. He also spent 13 years with AIMCO working his way from Leasing Consultant to Vice President in multiple markets, primarily based in the Northeast, Midwest and South.


Mr. Sander earned his BBA in Marketing from the Connecticut State University. He has served on the board of directors of the Atlanta Apartment Association and is a Certified Property Manager (CPM). Warren also served in the Army Reserve and National Guard.

Laura Pirtle
Senior Vice President- Midwest Region

Laura joined Elon as Senior Vice President at the formation of the organization. She is responsible for over 4,400 apartment homes in the Midwest Region, which includes Ohio, Michigan and Pennsylvania. Prior to her career with Elon, Laura held a Regional Vice President position with Empirian Property Management.


She started her industry career with a private developer in Cleveland, Ohio as a Customer Service Representative. She worked her way up into leasing and was then promoted to a Property Manager position. Upon her departure, Laura was the Director of Leasing, where she specialized in new construction lease ups.


Laura is a graduate of Youngstown State University with a Bachelor of Arts degree in Organization Communications with an emphasis on Training and Development.

Monsie Rivera
Vice President-Florida Region

Monsie is a Regional Vice President for Elon Property Management, supervising more than 4,300 units in the Florida portfolio. She has over 20 years of experience in property management, working for some of the most respected and largest names in the country.


Most recently, she was a Regional Manager of a 3,500 unit portfolio throughout Florida for a third party management company. Previously, Monsie was an Assistant Vice president for a major REIT. Her wide spread portfolio was recognized for its successful teams, revenue enhancement and asset improvements. She has held management roles with ZRS, Pegasus Residential, Equity Residential, AIMCO and Insignia Financial Group.


Monsie has significant experience with luxury new construction lease ups, and all areas of property management, including on-site operations, budget building, capital planning, due diligence, recruitment, and employee support and evaluation. She is bilingual (English/Spanish) and is skilled with Yardi and OneSite among others.

Moshe Gelfond
Chief Financial Officer

Moshe Gelfond has twenty years of experience in public and private accounting. He brings a full range of technical expertise and strategic management skills to enhance the performance of Elon and its properties. Moshe is responsible for creating the internal control procedures and corporate processes that ensure the integrity of cash, income and expenses. He works closely with all levels of management to identify and implement best practices to maximize profitability. Mr. Gelfond has created and implemented the checks and balances necessary for operating in today’s compliance-focused business world.


Moshe has worked in many industries, including manufacturing, wholesale, not-for-profit and real estate. Using his experience as an auditor and a private company financial manager, Moshe understands what drives the numbers.


Moshe is a CPA and a Chartered Global Managerial Accountant, CGMA. He holds a degree from Florida Atlantic University in Accounting and Philosophy. He is a member of the American Institute of CPAs and the NJ Society of CPAs.

Rivka Yablonsky
Senior Vice President, Human Resources

Rivka joined Elon Property Management in March 2012 as its Senior Vice President of Human Resources, where she oversees all aspects of Human Resources. Rivka focuses on strategically aligning HR policies with the Company’s goals and objectives. She has been instrumental in reducing health care and worker’s compensation insurance costs through the implementation of many successful programs and initiatives. This has resulted in improved employee retention, work place safety and employee morale.


Previously, Rivka served in senior management positions and HR leadership roles within the real estate and healthcare industries. In those positions, Rivka focused heavily on recruitment, retention and streamlining operations.


Rivka holds a real estate broker’s license and has a Bachelor of Arts degree in Humanities and a Master of Business Administration from Bellevue University. She is certified as a Senior Professional in Human Resources (SPHR), is a member of the Society for Human Resource Management (SHRM) and is a member of her Town’s Environmental Commission.
